La Haule Beach Café is currently subject to lease and license from the Public of the Island as follows:
Lease– a 9-year lease to “Nude Food Beach 2020 Limited” of the café ground-site expiring 10th February 2030 (a longer lease-term of up-to 9-years may be available, subject to negotiation). Passing rent is £15,000 p/a, subject to rent review on 10th February 2024 and 2027 in line with the JRPI.
Licence– a 9-year licence to “Nude Food Beach 2020 Limited” of approximately 180 sqm / 1,934 Sq.Ft. of beach immediately south of the café ground site expiring 10th February 2030 (a longer licence-term of up-to 9-years may be available, subject to negotiation). Passing rent is £5,000 p/a, subject to rent review on 10th February 2024 and 2027 in line with the JRPI. Copies of both the lease and licence are available for review on application.
The most recently approved alcohol licences provide a “First Category (Taverner’s) Licence” and “Third Category (Restaurant) Licence”. It is anticipated that new licenses will need to be applied for by the future operator.
The opportunity exists to acquire “Nude Food Beach 2020 Limited” which holds the above noted lease and licence. A cash-consideration is being sought for transfer of the existing lease and licence and expressions of interest in writing are invited offering a cash-consideration for transfer of the same. Preference will be given to unconditional bids received from cash purchasers.
