LOCATION
The Property is located in the west of the island in the Parish of St Ouen, close to St Ouen’s Bay. More specifically, the Property is located on the north side of Le Chemin du Moulin. We attach a location plan for reference purposes.
DESCRIPTION
The agricultural stores which comprise “the Property” are located within a large farmstead which itself comprises numerous buildings and a large area of farmland and natural habitat. The Property which is available to lease comprises 3 x agricultural units as follows:
i) Packing shed of rudimentary, timber frame construction, clad with asbestos sheeting and a mono-pitched roof.
ii) Single-storey store unit of traditional random stone construction under a pitched, corrugated metal sheet roof.
All elements of the Property are of a basic construction and state of repair only. Parking is provided for each unit within the wider site.
ACCOMMODATION
The three elements of the Property have been measured in accordance with the RICS Code of Measuring Practice and provide the following approximate Gross Internal Areas:
i) Packing Shed – 775 sq.ft.
ii) Single Storey Store – 1,364 sq.ft.
USE
The agricultural stores which comprise the Property are classified as Use Class D – Agriculture. As such, prospective lessees should satisfy themselves that their proposed use of the Property falls within the requisite agricultural use class.
Alternative uses will be considered (subject to planning consent).
AVAILABILITY
The Property is available immediately for occupation, in whole or in part.
LEASE TERMS
The property is offered in whole or in part subject to a new 9-year IRI lease(s) or for a shorter term by negotiation at a commencing rental(s) reflecting £4.00 per sq.ft.
